The Top Reasons To Sell Your Home During The Holidays
It's early December. It's Christmas time, and a lot of people want to sell their homes right now. But many people assume or have been told that nothing sells during the holiday season. I'm here to tell you that's the furthest thing from the truth. Many homes do sell this time of year! My name is Ryan Gillard with Real Broker, and I'm going to go over the top reasons why you might consider selling your home during the holiday season. If you have any specific questions about your situation—buying or selling—feel free to reach out. 1: Buyers who are looking at this time of the year are definitely more serious. It gets dark early; it's cold outside. If they're out there looking, they are definitely serious. 2: Serious buyers have fewer homes to choose from during the holiday season. Every year around late November, early December, many sellers take their homes off the market. They either terminate the listings or the listing contract expires, and they wait until the new year or the spring market to put the homes back on the market. If you're selling during this time, then guess what? There's less competition for your home. Less competition means more money for you! 3: The supply of active listings dramatically increases in the new year. More competition for your property means less money for you. Now, if you think about it, if you are a seller and we look at last year, would you prefer to sell it in a month like December with 1,700 sales and about 2,500 active listings? Or would you prefer to wait for the spring market in, say, April, where there were 3,000 sales? That's a lot, yes, but with 6,000 active listings. So the actual sales-to-active listings ratio is slightly better in December. And so, if you're a seller and the dates don't matter to you that much, I think you might be better off selling at this time of the year versus waiting. And again, more competition for your property means less money for you. 4: Your home shows better during the holiday season. I've been showing a lot of properties lately, and the ones that are decorated for the holidays—they simply show way better. It's basically like you've staged the property. 5: There are people at this time of the year who have to buy for tax purposes in the calendar year. Every year, I come across these people, and they're usually scrambling to find something for tax purposes. 6: There are people who have expiring mortgage interest rate holds with their pre-approvals, so they're scrambling right now to find something because the mortgage interest rates have gone up. And if they go over the deadline, then their monthly payments have increased. So I'm coming across a lot of people like this that are scrambling to find properties right now, and you could possibly take advantage of that situation as a seller. 7: A lot of people have time off during the holiday season, so they have more time to look for properties. So you can definitely sell right now. But we could use some common sense. Like if you have family gatherings and parties and stuff like that during the holiday season, you can be on the market, but you can also restrict some of those showing times if they don't work for you. And another point to mention is that you can sell right now, but you'll find a lot of buyers can be accommodating, and we can have delayed possession dates. So say that you sold December 15th, it's no problem at all to have a possession in, say, March or April. You'll find a lot of buyers are similar to you that they also don't want to move in the dead of winter, and they can be very accommodating. My name again is Ryan Gillard with Real Broker.
